Newer San Ramon subdivision with tan concrete tile roofs on gentle hills in warm light

Roofing Contractor in San Ramon, CA

San Ramon is in our service range, about 43 minutes from the Webster St office in Alameda via I-580 and I-680, longer at commute hours. Newer Dougherty Valley subdivisions and the older Twin Creeks homes sit only a few miles apart, but their roofs are at different stages. Many of the newer streets carry concrete tile, where the underlayment beneath the tile is what ages out first. Older homes are on their second composition roof. We inspect the system under the surface, not just the visible layer, and explain which stage your house has reached.

Two generations of roofs in one city

San Ramon was incorporated in 1983, and its roofs track its growth. Dougherty Valley is the newest and largest residential area, built mainly in the 2000s and 2010s. Twin Creeks homes are older, and many are on their second composition roof. The Bishop Ranch business campus, where Western Electric came in 1955 and Chevron moved its headquarters in 2022, lies between the two in character.

Why the underlayment tells the story

On a concrete tile roof, the tile outlasts the felt or underlayment under it. Leaks start where water gets past the underlayment, often at valleys, vent flashings and wall edges. We check those spots first and show you photos.

If the tile is sound, the fix can be underlayment and flashing replacement under reset tile. If it is not, the estimate says so. Ask us on the call about your covering type so the right person comes out.

Roofing services for San Ramon homes

  • Roof Replacement

Second-roof Twin Creeks homes need decking checks at tear-off, and tile roofs need underlayment checks. We count layers, photograph any soft boards, and list a decking allowance so the estimate does not change quietly mid-job.

  • Roof Repair

Slipped tiles, cracked flashing and failed sealant are different jobs from composition shingle repairs. We find the entry point first, then repair that spot without disturbing tile that is still sound.

  • Skylights

Skylights in homes of this age leak at the curb flashing, and resealing often beats replacing. We inspect the curb and the glazing, then recommend one or the other with the reasoning written into the estimate.

  • Emergency Roof Repair

A leak is sealed first, and the drive from Alameda by I-580 and I-680 is stated plainly before you book. Commute traffic moves the arrival, so you get a visit window rather than a promised time.

  • Storm Damage Roofing

Gusty valley winds loosen tile and shingle edges, which we document for your insurer. Dated photos taken before cleanup and a written repair scope give the adjuster something concrete to walk through on site.

  • Tile Roof Repair

Dougherty Valley tile roofs tend to leak at valleys, vents and wall edges before the tile fails. A tile repair lifts the affected pieces, replaces underlayment in that area and resets the tile, priced as its own line.

  • Tile Roofing

When underlayment is failing across a roof, the choice is resetting existing tile over new underlayment or installing a new covering. We write both options with the scope differences so the decision stays yours.

Second-roof homes in Twin Creeks

A second composition roof carries different questions from a first one. We count layers, check the decking at the eaves for stains and inspect vent boots, which crack first. California Building Code does not allow a new covering over two layers, so a two-layer roof means a tear-off.

Reset or replace: the decision for a Dougherty Valley tile roof

Dougherty Valley was built mainly in the 2000s and 2010s (City of San Ramon planning summary), so a first roof there is roughly 10 to 25 years old, and the tile is rarely the problem. The underlayment beneath it is. Resetting the tile over new underlayment keeps the tile you own, but it costs labor to lift, stack and relay every piece, and broken tiles need matching replacements. A new covering costs more in materials and may change the look of the street. Ask each estimate to price both.

Check for a manufacturer or builder warranty before anyone lifts a piece, because some terms depend on who does the repair. Twin Creeks is the reverse case. A second composition roof is a layer count and decking question, and tile does not enter into it.

The permit and the trip

The City of San Ramon issues permits inside the city. Your estimate states who pulls yours. Wayne or Pedro often handles the first look, and updates and photos reach you by text or email during the job. Nearby, Danville and Dublin get the same coverage.

Roofing in San Ramon: common questions

Why does a tile roof leak before the tile itself fails?

The underlayment under the tile usually wears out well before the tile. Water gets past it at valleys, vents and wall flashings. A repair often means lifting tile, replacing underlayment in the damaged area and resetting the tile. Tell the estimator what covering you have, since tile and shingle work are different jobs.

Do I call the County or the City for my roof permit?

San Ramon has its own city building department, and it covers homes inside city limits. Addresses just outside, in unincorporated Contra Costa, belong to the County, along with Clayton, Hercules, Lafayette, Moraga and Orinda. Look up your parcel first. Our estimate then spells out who applies for the permit.

Can you inspect during a heat wave?

Heat does not stop an inspection, though we may book an early-morning window when roof surfaces are cooler. Visits are given as windows, and commute traffic on I-680 shifts arrival. If the roof has an active leak, say so on the call and we explain what can be sealed first.
