Washington Manor, Bay-O-Vista and the 1959 roof
The Point2Homes numbers tell the story: San Leandro's median home was built in 1959, with about 15 percent from the 1940s and 26 percent from the 1950s. Houses of that age have usually been reroofed at least once. On many streets the roof you see is a replacement, and sometimes a replacement of a replacement.
Layers are the first thing we look for. A roof that already has two applications cannot get a third, and a tear-off reveals the decking too. Plank or thin sheathing from that era can be soft where old leaks ran. We show you photos of what we find, which is how the change-order conversation stays short.

Bay-O-Vista is a hillside neighborhood with bay views, so access and slope enter the plan there. Washington Manor sits lower. Both reward a careful inspection before a quote.

Roofing services for San Leandro tract homes
- Roof Repair
Tract roofs that are 50 or more years old often leak at one failed vent or flashing, and a repair is the honest answer when the field is sound and the shingles are not brittle.
- Roof Replacement
A mid-century roof tends to have layers and thin decking underneath, so replacement here starts with a tear-off check, and with a 1959 median home many roofs are on their second covering.
- Gutters
Original gutters on post-war eaves are often undersized, and new ones go on after the roof so the edge is done once, with downspouts sized for a single-story tract roofline.
- Emergency Roof Repair
A leak in a single-story tract house reaches the ceiling fast, and temporary protection buys time for the proper fix, with the damage photographed for your records.
- Attic Venting Repair
Houses from the 1940s and 1950s were built with a few small vents, so a reroof is the moment to open the attic to better airflow before new shingles bake from below.
- Roof Inspection
Bay-O-Vista's hillside lots and Washington Manor's lower blocks age differently, and an inspection with photos tells you whether a roof needs a repair, a replacement or more time.
- Storm Damage Roofing
Winter wind lifts the sealing strips on aging tract shingles, and storm repairs are photographed and written up so you can show your insurer what was lost.
Gutters on the same schedule as the roof
Older eaves carry gutters sized for lighter storms, and a reroof is the cheapest time to replace them. Gutters installed after a reroof appear in Alameda customer reviews. We hang new sections after the roof edge is finished, so the drip edge and fascia are done once. See our gutter installation page for sizing and options.

What the permit trail looks like around San Leandro
San Leandro is a city with its own building office, and the estimate states who files your reroof permit. Next door the rules change. San Lorenzo, Ashland, Cherryland and Castro Valley are unincorporated and go through the Alameda County Building Department. A block can sit in either jurisdiction, so check the address, not the neighborhood name. Oakland lies to the north with its own office.
From the Webster St base to your door
Once the office has you on the calendar, Wayne or Pedro often does the inspection. The drive is about 24 minutes in light traffic, and I-880 can stretch it. You get a detailed written quote, photos and text updates during the job, and a final walkthrough with a site supervisor.
We claim no San Leandro jobs. Ask about warranty terms before signing, since they live in the written contract.
