County permits for an unincorporated hillside
El Sobrante is not a city. The county's guidance requires a permit for re-roofs and repairs alike, with applications filed online through the ePermits Center under the current California codes. The estimate says who files, and you should verify that before you sign. County plan check also asks about existing roof framing, so have what you know of the house's age and past work on hand.
Any roof that already wears two layers has to come down to the deck before new roofing goes on. A custom home with additions can hide that history, which is one reason we inspect the attic side.

Tiered rooflines add measuring time. A custom house with additions can have six or eight roof planes at different pitches, each with its own valleys and wall joints, so we photograph every plane and list them in the estimate instead of quoting one square-foot number. Aged decking, if tear-off finds it, becomes a change order explained before work continues, as it did on one Alameda job, and the estimate says how it will be priced.
What we do for El Sobrante hillside roofs
- Roof Repair
On a steep driveway and tiered roof, a targeted repair avoids hauling a full roof of material up the grade, and the estimate lists the access assumptions behind that choice.
- Roof Replacement
Custom homes with varied pitches and many planes take longer to measure, tear off and flash correctly, and the county permit step belongs in the plan before a start date is set.
- Gutters
Long gutter runs along hillside eaves carry heavy loads, so hangers, downspouts and discharge points matter, and an extra downspout often fixes an overflow better than a new run.
- Storm Damage Roofing
Wind and fallen limbs after a winter storm can damage roof, gutter and fascia together, and we document all of it in photos and a scope you can take to your insurer.
- Emergency Roof Repair
A leak over a hillside house calls for a safe temporary seal before water finds the framing, with photographs taken first and a repair plan written once the roof is dry.
- Roof Flashing Repair
Additions and multi-level rooflines on custom homes create wall and step joints where flashing was often added at different times, and those joints are where leaks usually begin.
- Skylights
Where a tiered hillside home has skylights, a leak is usually the flashing and not the glass, and past Alameda customers had skylights resealed rather than replaced.
Along San Pablo Dam Road and the reservoir side
The community stretches along San Pablo Dam Road toward EBMUD's San Pablo Reservoir, with Valley View Road and Appian Way as other main roads. Custom homes here vary widely in age and shape, so the same roofing plan rarely fits twice. Steep driveways limit where trucks and containers go, and long gutter runs mean water arrives at a few discharge points.

Valley View Road, Rancho El Sobrante and the reservoir
El Sobrante began as part of Rancho El Sobrante, a Mexican-era land grant made in 1841, and took its current name when the first post office opened in 1941 (Wikipedia). The community covers about 3.1 square miles at roughly 187 feet of elevation, with ZIP codes 94803 and 94820. Because an unincorporated community borders incorporated cities, give us your street address when you call and we will confirm whether the house falls in El Sobrante or in neighboring Richmond or San Pablo.

That check matters because the permit office changes with the city line. In El Sobrante it is Contra Costa County, filed through the ePermits Center, while a Richmond or San Pablo address goes to the city. The estimate names the authority for your address.
Booking from Alameda
For a leak that has already stained a ceiling, say so on the first call. Past Alameda customers reported same-day replies to leak calls, which is an experience, not a promise, and we can often advise on temporary protection by phone while an inspection is arranged.
Our office schedules the visit after your call, and Wayne or Pedro frequently goes out. Estimates arrive in writing with photos, and past Alameda customers also received progress photos the same day. Every review on our reviews page was written about Alameda work. El Sobrante is a place we serve, with no local jobs claimed.
