What does a roof maintenance visit include?
A visit follows the same sequence each year, so the record builds up and problems show against last year's photos.
- Debris clearing: valleys, roof-to-wall corners and the gutter edge
- Gutter check: leaves removed from the gutters near the work, and downspouts confirmed clear
- Shingle check: lifted, cracked or missing shingles replaced, nail pops fixed
- Flashing and penetrations: chimney, wall, vent and skylight flashing resealed where sound, flagged where not
- Attic look: damp insulation, stained boards or blocked vents
- Photos: a set sent to you after the visit
Customers describe clean job sites, debris removed and gutters cleared of junk during the work.
Roof tune up or full plan: which option fits?
There are three ways to do this, and the right one depends on your roof.
Single tune-up. One visit in early fall, a repair list and photos. Right for a roof in decent shape.
Annual visit. The same visit on a yearly schedule, ideally in September. A maintenance plan here is a calendar you keep, not a contract we impose. Right for roofs over their midlife or with a history of leaks.
Check before a sale or claim. A one-time look that documents condition. Our roof certification page covers escrow reports.
Ask what each visit includes in writing. No recurring arrangement is implied unless you sign for it.

What does maintenance do for an aging Alameda roof?
It slows the damage that ends roofs early. Water that sits in a clogged valley finds its way under shingles. A cracked vent boot lets rain into the attic for months before a stain appears. Lifted shingles blow off in the next wind and take their neighbors with them.
Alameda gets about 22 inches of rain a year, almost all October through April (BestPlaces), and about 31.9% of its homes were built in 1939 or earlier (Point2Homes). Older houses carry older roofs with more joints and patches. Maintenance on those roofs is mostly about the joints.
Salt air from the bay adds wear on metal parts, which is why the check includes flashing, fasteners and gutters. Maintenance can also delay replacement: customers have received advice on keeping old shingles going and been told to wait.
What roof sealing does and does not do
Sealing flashing, vent boots and exposed nail heads is the useful kind. Those joints are where water gets in, and fresh sealant over sound metal buys years.
Roof coatings and sealant brushed over worn shingles are different. They cover the wear without restoring the material, and they can trap moisture. We do not recommend a coating on shingles that crumble or curl. Where it fits, such as some low-slope surfaces, we say so.

How does a roof maintenance visit run?
Six steps, in this order, from the call to the photos.
- Call and scheduling. You describe the roof and any past leaks, and a visit is set, often within a day or so.
- Roof walk. Wayne or Pedro often does the inspection, covering the surface, flashing and vents.
- Debris and gutter clearing. Valleys, wall corners and the gutter edge are cleared.
- Small repairs. Lifted shingles and nail pops are fixed, and sound flashing and boots are resealed.
- Photos. A set goes to you by text or email, as customers report.
- Estimate for anything larger. A surprise such as aged decking is explained before work continues.

What affects the cost of roof maintenance in Alameda?
Maintenance cost depends on the roof, so there is no flat rate. Size and pitch set the time on the roof, and a steep or multi-section roof needs extra safety setup. Access matters: a tall house, a narrow side yard or poor ladder footing adds time.
The count of penetrations changes the sealing work, since each chimney, skylight and vent is a joint. Gutter length and tree cover set the clearing time. Roof condition decides how many shingles need replacing.
Hold us to the figure on the written estimate, not to an average from the web.

Do maintenance repairs need a permit or a licensed roofer?
Spot repairs involve far less than the 200 sq ft where a third-party Alameda County guide says roof permits generally begin (PermitFlow). Confirm with the City of Alameda Permit Center before replacing larger sections. Roofing in California needs a C-39 classification from the CSLB, and the minor-work exemption applies only under $1,000, with no permit and no employees (§7048). Look up any roofer at cslb.ca.gov. Sealing flashing, clearing valleys and replacing a handful of shingles counts as repair, not a reroof, so Title 24 cool-roof rules, which apply when more than half the roof is replaced, do not come into play. A maintenance visit that uncovers soft decking is the point to stop and ask about a permit, because decking work over a large area moves the job into permitted territory.
What maintenance does not cover
A maintenance visit is not a repair estimate, a replacement or an insurance claim. It does not include:
- Replacing soft or rotted decking, which is a change order explained before work continues
- Fixing a leak whose source is unclear. That needs a leak inspection first, and the roof inspection page explains it.
- Interior repair. We fix the roof and document interior damage for a claim.
- Work on historic or unusual roofs that need a plan of their own. See historic home roofing.
- Making a roof at the end of its life last another decade
If the visit finds one of those, you get the finding, photos and a written estimate. Nothing is done without your approval.
Preventive roof maintenance across the East Bay
East Bay roof upkeep follows the same calendar: finish by late September. We work from Webster St, about 12 minutes from Oakland, 18 from Berkeley and 24 from San Leandro, with Hayward at about 31 and Castro Valley at about 35 under normal traffic.
Pages for each: Oakland, Berkeley, San Leandro and Castro Valley.
