Mount Carmel and Woodside Plaza bungalows
The older neighborhoods of Redwood City, Mount Carmel and Woodside Plaza among them, are bungalow country. Low gables, small attics and roofs that have been recovered more than once are common.
Check the plumbing vents, chimney flashing and valley metal first. Those are the usual leak points, and they fail well before the shingles do. Bungalow decking is often older plank boards, so tear-off can expose gaps or rot that need a change order, which we explain before work continues. Layers matter too: the California Building Code does not allow a new covering over a roof that already has two applications.
"Climate Best" and the rainy months
Redwood City carries the slogan Climate Best by Government Test, from a 1925 contest. KQED's reporting on the slogan finds the claim only partly supported. A mild reputation does not stop a wet-season leak; it just means problems hide longer. If you see a brown stain after the first storms, have the roof inspected before the next one.

Roofing services for Redwood City houses
- Roof Repair
Bungalow roofs often leak at old flashing and plumbing vents, so we look there before talking about replacement. Valley metal and chimney counterflashing get the same close look.
- Roof Replacement
Tear-off shows whether older board decking under a bungalow needs patching before new underlayment goes down. The estimate lists decking repair separately, so a bad board is a priced line and not a guess.
- Gutters
Roofline water near the lagoon and bay stays damp, so gutter slope and downspouts get checked alongside the roof. Fascia boards that stay wet rot first, and we note them on the estimate.
- Emergency Roof Repair
When water is coming in, a temporary seal comes first, with timing set by crew availability and bridge traffic. Tell us the street and the neighborhood so we can judge the drive.
- Flat Roofing
Woodside Plaza holds many of the city's Eichler homes, and Eichler roofs are typically low-slope. Those need membrane or built-up systems with careful drainage, not shingles, and the pitch is measured first.
- Skylights
Redwood Shores homes sit on level lots with plenty of sun, and skylights there often leak at the curb flashing. We reseal where the unit is sound and replace only when the dome or seals have failed.
Teardown talk in Mount Carmel and Eichlers off Woodside Road
Two west-side neighborhoods raise different roof questions. In Mount Carmel, residents asked in 2018 for protection from teardowns, and the outcome is worth confirming with the city. If you are keeping an older house there, ask whether any design review applies before you change the roof's color or material.
Woodside Plaza lies between Woodside Road, Fernside Street, Goodwin Avenue and Valota Road, and it holds many of the city's Eichler homes. Their roofs are generally low-slope, so a reroof there is a flat-roof job: a pitch check, a drainage plan, then a membrane or built-up system. Match the system to the slope before you compare prices.
Near the Port and in Redwood Shores
Redwood Shores was built in the 1960s on reclaimed salt-pond marshland, and the homes there sit on level shoreline lots near the lagoon. Roofs here are newer than the bungalows, so the questions shift to flashing, skylights and sun exposure instead of old plank decking. Bay air carries some salt, which is gentler than the open coast.
Ask about venting and flashing at any skylight, since sun exposure on level lots is higher than under the bungalow street trees.
What to expect
Redwood City has its own building division, and the estimate should name who applies for the permit. San Carlos, Menlo Park and North Fair Oaks border it, and each has its own page.
A visit starts with a call. Alameda customers have reported estimates scheduled the next day and updates by text with photos the same day, but the Peninsula drive means we schedule more carefully.
