Fog on one side, sun on the other
Highway 280 is a rough dividing line. West of it, marine air flows in through the gap northwest of San Francisco International Airport, and stratus forms overnight and burns off by mid-to-late morning. Roofs there stay damp longer. East of it, bayside flats dry out quickly and the wear shows as sealant cracking and sun-faded shingles.
That split drives our inspection. On the coastal side we look for moss, soft decking along eaves and gutters that hold water. On the bayside we look at flashing, sealant and shingle surface wear.

Colma, Broadmoor and Emerald Lake Hills
Three places on the Peninsula catch people out because the mailing address does not match the permit authority. Colma is a Town with its own building division. Broadmoor is surrounded by Daly City but unincorporated, so San Mateo County's Planning and Building Department issues the permit. Emerald Lake Hills is also unincorporated, with County design review rules that can apply to exterior changes.
Ask the estimate to name who pulls your permit, then confirm it with the issuing office.
Roofing services across the Peninsula
- Roof Repair
Fog-belt moisture shows first as dark stains, lifted edges and soft spots along gutters and valleys. On the coastal side we trace the stain upslope, press the wood beside it, and price the repair around what the wood shows.
- Roof Replacement
Coastal-side roofs stay damp longer, so decking is checked for rot at tear-off before new underlayment goes down. If boards are soft, the change is explained and photographed before work continues.
- Gutters
Drip from fog and tall trees fills gutters on the wooded Emerald Lake Hills lots and the coastal side alike. Size, pitch and downspout discharge are checked so water leaves the eave and does not soak it.
- Storm Damage Roofing
Winter storms push wind along the ridge lines and through the Peninsula gaps. We document missing or torn shingles with dated photos for your insurer and meet the adjuster on site to walk the roof.
- Emergency Roof Repair
A sealed leak comes first, then the permanent plan. The bridge trip is described honestly before you book, and San Mateo Bridge or Bay Bridge traffic can move the arrival window at commute hours.
- Roof Inspection
Colma, Broadmoor, Emerald Lake Hills and the cities around them sit under different permit offices. A photographed inspection records layers, decking and flashing so any office, insurer or buyer sees the same facts.
- Roof Maintenance
Fog-belt roofs collect moss, needles and standing water in gutters long before they leak. Regular clearing and a check of sealant at eaves and valleys catches soft wood while it is still a small repair.
Getting from Alameda to the Peninsula
The crossing is the unpredictable part. The San Mateo Bridge and the Bay Bridge both back up at commute hours, and we give you a visit window instead of a promised minute. Wayne or Pedro may do the first look, and you receive photos and a written estimate afterward.

Twenty cities and towns, several permit offices
San Mateo County has 20 incorporated cities and towns, and each runs its own building office inside its limits. Daly City, South San Francisco, San Bruno, San Mateo and Foster City all do, and Colma's building division works only inside the Town. Unincorporated pockets such as Broadmoor and Emerald Lake Hills answer to the County.
On the coastal side, a first look often turns up three findings: dark stains below gutters, moss packed into valleys, and softened boards at the eave. Firm wood under stained shingles is usually a repair. Soft wood across several courses points toward replacement, because new shingles over weak boards fail early. We photograph the board test so you can see the call, and the estimate carries a decking allowance for the case where tear-off finds more.
