An acre per lot changes the job
With at least one acre per lot (Wikipedia, Los Altos Hills), homes sit far apart and are often spread out over a large footprint. Roof areas run large, and access is a practical problem: slopes, narrow roads and mature trees can limit where materials are staged. We walk the site before we price.
The 2020 census counted 3,098 housing units, and 89.7% of occupied units were owner-occupied (Wikipedia, Los Altos Hills). Zoning allows one primary dwelling per lot, which effectively rules out multifamily housing, so every roof here sits on a single-family house. The town sits in a group of small hills at 292 feet, and the Altamont and Monta Vista Faults both pass through it. After a strong quake, chimney flashing and wall tie-ins deserve a look even when the shingles seem fine.

Public pathway easements are also part of the town's layout. If your lot has one, tell us before the job so deliveries and debris plans avoid it.
Skylights on custom homes
Large custom homes often have skylights over living areas and halls. One Alameda customer had three skylights resealed rather than replaced, and a garage skylight leak elsewhere was patched the next day. A leak at a skylight is usually the flashing, so we reseal first and replace only when the unit itself has failed.

Foothill College, Rancho San Antonio and the pathways
Foothill College sits in the town and is run by the Foothill-De Anza Community College District, whose headquarters is on the campus (Wikipedia, Los Altos Hills). Rancho San Antonio and Westwind Barn are named open space preserves. The town's land came from two Spanish-Mexican grants, Rancho San Antonio de Padua in 1839 and Rancho La Purisima Concepcion in 1840, and it incorporated on January 27, 1956.
The town contracts with Santa Clara County for police and fire services. Ask the town's building department which fire-class rule applies to your lot, and put the answer in the contract. We write down the roof assembly, its fire class and the permit applicant so nothing depends on memory.
Zone 4 and hillside fire questions
Los Altos Hills ZIP code 94022 is in Climate Zone 4, so a reroof past the 50% mark needs a CRRC-rated cool product. Fire is a separate question: mapped Fire Hazard Severity Zones require Class A assemblies, and your parcel's status is something to check on the CAL FIRE map and with the town. Confirm who pulls the permit in your estimate.
What we do on hillside roofs
- Roof Repair
Long custom rooflines have many joints, and finding the exact leak point saves tearing off more than needed. We trace from the interior stain along the deck to the valley, wall tie-in or penetration.
- Roof Replacement
Big roof areas mean larger material loads, staging planning and Zone 4 cool-roof rules in the estimate. With 89.7% of homes owner-occupied, the plan focuses on valleys, flashing and detail work that lasts.
- Skylights
Custom homes often carry several skylights, and resealing flashing is often smarter than replacing units. We reseal where the glazing is sound, and price replacement only when a unit has failed.
- Emergency Roof Repair
We talk you through a tarp plan by phone; the distance and the day's crew schedule set the arrival. On a large roof, we ask you to locate the stain and where water drips inside first.
- Roof Inspection
On acre lots with long rooflines, an inspection with aerial photos maps every plane, skylight and chimney before pricing, so you see the full condition of the roof, not just the section that leaks.
- Gutters
Large roof areas shed a great deal of water at once, so gutters and downspouts on long runs need enough outlets and secure hangers, and downspouts should discharge well away from slopes and the foundation.
- Roof Maintenance
On wooded one-acre lots, a yearly clean-out of valleys and gutters and a check of flashing keep debris off the roof, which helps where state code ties roof fire class to mapped hazard zones.
Reaching the hills from Alameda
Call the Alameda office, describe the property and roof, and we set an inspection. A written estimate follows. The drive is long, so we schedule ahead and cannot promise quick arrival for an urgent leak.
