Mid-century homes with low-slope roofs and carports on a quiet Mountain View street

Roofing Contractor in Mountain View, CA

Mountain View is about 49 minutes (roughly 32 miles) from our Alameda office, shorter than most of the South Bay but still a real drive at commute hours. The city is among the milder spots on this side of the county, and its mid-century neighborhoods are built around low-slope roofs. For owners in Monta Loma and similar tracts, the usual call is a flat-roof leak, a skylight seep or ponding that has been quietly rotting the deck below.

Monta Loma and the mid-century low-slope roof

Monta Loma is the clearest example. Joseph Eichler built about 200 homes there from 1954, alongside homes by Mackay and Mardell (Wikipedia). Their roofs are flat or barely pitched, so a hole the size of a pencil can feed water along the deck for feet before it shows up inside.

We trace leaks across the whole roof, check the drains and look at every penetration. We take the same approach as on an Alameda job where resealing saved three skylights: if the flashing failed and the unit did not, reseal it.

Cooler bay air, same Zone 4 rules

Mountain View's mean July high is 76.9 F, cooler than inland San Jose, which helps roofs last. The Energy Commission still puts it in Climate Zone 4. Reroof past the 50% mark on a single-family home and a CRRC-rated cool product is required, with a 0.63 aged reflectance floor on low slopes. That makes product choice the first estimate question.

Blossom Valley, Miramonte Oaks and the ranch homes

Mountain View had 6,563 residents in 1950 and 30,889 by 1960, so much of its mid-century housing arrived in a single decade (Wikipedia, Mountain View). Not all of it is Eichler. Blossom Valley is a group of five smaller neighborhoods of ranch-style homes from the 1950s and 1960s on former orchard land, Miramonte Oaks was built on the Gest Ranch about 1963 to 1965, and Cuernavaca, near the Sunnyvale line, was completed in 1989 on former cherry orchard.

Each of those needs a different first question. A ranch house with a pitched roof sheds water quickly, so leaks come from flashing, valleys and vent boots. A Monta Loma roof holds water longer, so we check drains and seams. Power in Mountain View comes from PG&E, which matters if panels are on the roof; your solar company handles the panels, and we time the roof work around their schedule.

What we do for Mountain View homes

  • Roof Repair

Low-slope leaks near Monta Loma are often ponding or seam failure, and a repair is frequently possible if the deck is dry. Pitched ranch roofs elsewhere in town leak at flashing and valleys.

  • Flat Roof Repair

A pencil-sized hole can feed water along a nearly flat deck for feet before it shows inside. We trace the path and check every drain and penetration before pricing a patch.

  • Flat Roofing

Mid-century tracts need membrane or built-up work rather than shingles on near-flat pitches, and the system is picked after we measure the actual slope on your roof.

  • Roof Replacement

A Zone 4 reroof needs a cool-rated product on low slopes, so the system is chosen before tear-off, and we count existing layers because a third covering is never allowed.

  • Cool Roofs

The low-slope figure is 0.63 aged reflectance, far above the steep-slope 0.20, and that gap is why it matters whether your Monta Loma roof measures under 2:12 or not.

  • Skylight Repair

Eichlers carry skylights, and a skylight seep is usually the curb flashing, not the glass. We reseal or rebuild the flashing before suggesting a replacement unit.

  • Roof Inspection

A written inspection with photos helps owners deciding between a repair now and a reroof before a remodel or sale. We look at decking, drains, skylight curbs and flashing.

  • Emergency Roof Repair

Leaks get phone triage and a tarp plan first. Arrival from Alameda, about 49 minutes without traffic trouble, depends on crew availability, and we do not promise a time.

The visit from Webster St

The Alameda office books the inspection and a written estimate follows. We group South Bay visits to cut the drive. Because of the distance and crew availability, we cannot promise a fast arrival for urgent leaks, so we explain a temporary cover over the phone first.

Roofing in Mountain View: common questions

Is my Monta Loma roof a flat roof or a low-slope roof, and does it matter?

It matters for the product. Many mid-century tract roofs have a slight pitch, and the Energy Code treats slopes under 2:12 as low slope with a stricter reflectance number. We measure the pitch on site, then explain which system and which cool-rated products apply before you decide.

What does the permit depend on in Mountain View?

Inside city limits the City of Mountain View building division issues roofing permits. The estimate names the permit applicant; confirm that with the city before a start date is set. We do not promise a permit outcome; we tell you what we need to apply.

Are all Mountain View mid-century roofs flat?

No. Monta Loma and the Eichler tracts have flat or low-slope roofs, but Blossom Valley's ranch homes from the 1950s and 1960s and Miramonte Oaks, built about 1963 to 1965 (Wikipedia), are typically ranch-style houses with pitched roofs. We identify the roof type first, because the repair method follows it.
