A city assembled to stay independent
Union City was incorporated in January 1959 so that Hayward could not annex Alvarado and Decoto. Population grew from about 6,000 then to roughly 70,000 by 2020. So the roofs vary by decade of growth, with the oldest in Decoto and the bulk in subdivisions that followed. Tell us the year the house was built and we start with the right questions.

Decoto-era houses
Older houses carry layers and patches. We count layers at the eave, and California Building Code does not allow a new covering over two or more, so two layers means tear-off. We probe the decking at the edges, where an old leak hides.
Work we do on Union City roofs
- Roof Replacement
Subdivisions from the 1970s to the 1990s are reaching the end of their first roof, so layers and decking are checked at tear-off. The estimate lists those boards as an allowance, with photos if any need replacing.
- Roof Repair
Older Decoto roofs often hold years of patchwork, and repairs start with the oldest leak. We separate the old patch from the active source, fix the source, and say honestly if the surrounding roof is near its end.
- Gutters
Roof replacement is the moment to fix undersized or sagging gutters that came with the original build. Gutters installed after a reroof, as Alameda customers have had done, tie cleanly into the new drip edge.
- Emergency Roof Repair
A leak is sealed first, and the I-880 trip time is stated honestly. The route from Webster St is mostly freeway and commute traffic is the swing factor, so you receive a visit window.
- Tile Roofing
Union City's 1970s to 1990s subdivisions include concrete tile roofs whose underlayment ages out first. A few lifted tiles at suspect valleys show whether repairs stay local or the felt is failing across the roof.
- Roof Inspection
Tell us the year the house was built and we start with the right questions. A photographed inspection counts layers, probes the decking at the edges and logs flashing condition, so you can see which group your roof belongs to.

When the first roof is the last of its kind
Subdivisions from the 1970s to the 1990s are now at the stage where the original covering is wearing out together. We separate three groups. A tile roof whose underlayment needs attention is the first. A first-generation composition roof with widespread granule loss is the second. A roof that needs only local repair is the third. Gutters often come up at the same visit, and past Alameda customers have had gutters installed after a reroof.
Alvarado, Decoto and the city line
Union City was built from separate communities, so addresses can cross neighborhood lines in ways street signs do not show. For a roof permit, only the city boundary matters. Inside it, the City's building department is the authority. Outside it, the county takes over. Look up your parcel before you assume.
Decoto's older streets: patchwork, layers and the repair history
The Decoto side of the city has the longest roof history. Alvarado and Decoto formed Union City together in 1959 (Wikipedia), and houses older than that vote have usually seen several owners and several roofers. Patches pile up around chimneys, vent pipes and valleys, and sealant over sealant hides the true entry point.
The inspection works backward from the ceiling stain. We locate the stain, follow the wet wood up toward the roof surface, and look at what sits over that spot: rusted flashing, backed-out nails or stained boards. The finding goes into the estimate with a photo, so the repair is aimed at the source. Bring any receipts or old estimates, since a record of past repairs saves guesswork.
