How a flat Eichler roof leaks
Water on a flat roof moves slowly. Eichler homes were built with flat or low-sloping roofs and skylights (Wikipedia, Eichler Homes), and the first ones went up in Sunnymount Gardens in 1949 and 1950. Seven decades on, the original built-up layers have usually been recoated or replaced at least once.

When we inspect, we look for ponding, blistered seams, cracked flashing at walls and the curb around every skylight. A leak seen inside rarely sits under the exact spot on the roof, so we trace it before quoting. On one Alameda job, three skylights were resealed rather than replaced, and the same restraint applies here.
Zone 4 reroofs and cool-roof products
Sunnyvale sits in Climate Zone 4. Under the 2025 Energy Code, a single-family reroof that replaces more than half of a low-slope roof calls for an aged solar reflectance of at least 0.63 and thermal emittance of 0.75, using a CRRC-rated product (CRRC summary). Exceptions exist, so ask the City of Sunnyvale building division what applies to your roof.
Orchard streets and rental homes
Sunnyvale was an orchard town before it was an Eichler town. After World War II the orchards and sweetcorn farms were cleared for homes, factories and offices, and the Libby Water Tower still marks the site of Libby's first fruit-packing factory, opened in 1906 (Wikipedia, Sunnyvale). The Eichler tracts sit in the southern half of the city, so the first question on a Sunnyvale address is which era of house it is.
The second is who lives in it. The 2020 census counted 63,065 housing units, and 54.2% were renter-occupied. Many roof calls therefore come from owners who live elsewhere. If you rent the house out, give us the tenant's contact for access and tell us which days the property is free. The inspection photos and the written estimate go to you, the owner, and you decide what happens next.
Flat-roof and skylight work in the Eichler tracts
- Roof Repair
Leaks on flat Eichler roofs usually trace to ponding water, failed seams or a skylight curb, so we find the entry point on the roof before anyone talks about replacing it.
- Flat Roof Repair
A blistered seam or cracked wall flashing on a Sunnymount or Fairbrae roof can often be rebuilt in place. We say so when the membrane under it is still dry and sound.
- Roof Replacement
A reroof of over half a Zone 4 roof must meet cool-roof reflectance, which changes the product list, so the system is chosen against your roof's measured slope before the estimate.
- Flat Roofing
Built-up and membrane systems suit the low slopes of Sunnymount and Fairbrae homes, and the existing drainage, parapet height and eave details decide which system fits.
- Roof Coatings
A reflective coating is worth pricing when the membrane is intact but weathered. It only belongs on a dry, sound roof, which is why the moisture check comes first.
- Skylights
Eichler designs include skylights, and resealing flashing is often smarter than replacing a unit. We check the curb, the flashing and the glazing seal before recommending a new skylight.
- Skylight Repair
A skylight from an Eichler's original build has had decades to wear. A leak at the curb is a flashing problem first, and fixing it can save the unit and the finished ceiling below.
- Emergency Roof Repair

What to expect from first call to final walkthrough
You call the Alameda office, we schedule an inspection, and a written estimate follows with the permit responsibility spelled out. Progress photos come by text or email, and a site supervisor does the final walkthrough. We list Mountain View, Santa Clara and Cupertino nearby.
