Roofing Contractor in Moraga, CA

Moraga is one of our nearer service areas, about 29 minutes and 12 miles from Webster Street through the Caldecott Tunnel corridor, with tunnel traffic at commute hours. Moraga permits work differently from most towns. The Town of Moraga sends building plan check and inspections to Contra Costa County, while its own Planning Department approves exterior changes. For a reroof, that means two offices may be involved, and we say so in the estimate.

Why Moraga's permit path takes an extra step

Moraga incorporated as a town in 1974, but plan check and inspections are done by Contra Costa County's Department of Conservation and Development under an arrangement the Town describes on its permit FAQ. The Town's Planning Department separately approves changes to a home's exterior. A like-for-like reroof is usually simple. Changing material or color can add a planning step.

A reroof of about 10 squares or more triggers a Town recycling deposit before the permit application. We place it in the estimate as an owner-paid item and note who files.

Ask also about fire-zone roofing. Contra Costa County's reroof handout notes that Orinda and Lafayette have areas requiring Class A or Class B roofs, and says to check with the city. We could not confirm a Moraga rule from public sources, so ask the Town and the Moraga-Orinda Fire District whether your parcel is in a fire hazard zone before you choose a material. The same county handout says a permit is required for reroof installations and repairs, and the estimate states who pulls it.

Roofing for Moraga's ranch homes

  • Roof Repair

Flashing, vents and ridge caps are the usual first failures on 1960s and 1970s ranch roofs, and a repair can be scoped to those parts while the field shingles still have life.

  • Roof Replacement

Larger low-slope ranch roofs mean more squares, which brings the Town recycling deposit and county plan check into play, and both go on the estimate as owner items so nothing surprises you at the counter.

  • Gutters

Wide eaves and long runs on ranch homes carry a lot of water, so gutter capacity, hanger spacing and downspout placement deserve a look when the roof is redone.

  • Emergency Roof Repair

A fast temporary seal protects the attic and ceiling while permit paperwork and scheduling are sorted out, and the photos taken first support repairs or a claim.

  • Roof Inspection

Owners weighing a sale or a reroof can get a written, photographed condition report on a long ranch roof before committing to a county plan check and a recycling deposit.

  • Roof Flashing Repair

Long ranch rooflines have many chimney, wall and vent joints, and flashing from the original 1960s and 1970s build is a common source of slow, hard-to-trace stains.

  • Roof Maintenance

Oaks and wide eaves hold leaves and moisture along the roof edge, and a yearly clean-out with a flashing check keeps small problems from turning into decking repairs.

Roofs around Saint Mary's and the Country Club

Saint Mary's College has anchored the valley since it moved here in 1928, and the neighborhoods around it hold many ranch homes from the 1960s and 1970s. Those houses tend toward long, low-pitch roofs with wide eaves, which means more squares, longer gutter runs and more water at the edges.

Around the Moraga Country Club, many townhome communities are run by associations. A board decides the roof there, not a single owner. This page covers roofs an owner controls.

Lafayette-Moraga Trail neighborhoods and the visit itself

Large sections of the Lafayette-Moraga Regional Trail cross town, and homes near it still need the same access check as any other: where materials can be dropped and where a debris container can stand. Alameda customers praised daily cleanup and a quiet worksite on request, and we set those expectations before the job starts.

Rheem Center, Moraga Commons and the valley floor

Moraga is a valley town. The Rheem Shopping Center and Moraga Commons park are common reference points, and the Moraga Ranch property from the old Rancho Laguna de los Palos Colorados grant is another. At about 499 feet of elevation (Wikipedia), the valley sits above most of the Lafayette flats but below the ridges, so homes along the valley floor and homes on the hillsides call for different checks. Tell us whether the house is on the flat or up a slope when you call.

Long ranch rooflines have more squares to replace and more joints to check.

The inspection covers every plane, because a front slope can look sound while the shaded rear slope loses granules.

Roofing in Moraga: common questions

Do I get a Moraga permit from the Town or from Contra Costa County?

Both are involved. The Town uses Contra Costa County's Department of Conservation and Development for plan check and inspections, while the Town's Planning Department approves exterior changes. The estimate shows who applies. Verify it, and ask the Town whether a color or material change needs Planning approval first.

What is the recycling deposit on a Moraga reroof?

The Town requires a deposit before you apply for a building permit when a reroof covers about 1,000 square feet, or 10 squares, or more. Confirm the current amount and refund process with the Town. We list the deposit as an owner cost in the estimate so it does not surprise you at the counter.

My townhome in a Moraga community has leaking shingles. Who decides on repairs?

Check your association documents first. In many communities the association controls roofs and approves materials and contractors, so a unit owner cannot order the work. Send the board a written leak report with dated photos. For a home you own outright, we can inspect, document and quote directly.
